Do I need to be pre-approved before working with you?

Pre-approval makes you more competitive, but it isn't required for a first conversation. We can talk through your goals, your timeline, and what your target market actually looks like. If you decide to move forward, we'll point you to lenders we've worked with whose pre-approvals hold up under scrutiny in this market.

How is your buyer brief different from a regular MLS search?

An MLS search returns listings. A buyer brief is a curated market intelligence document built around your specific criteria. It includes active inventory, recent sold comps, sale-to-list ratios, average days on market in your price band, and a read on whether your target market is currently favoring buyers or sellers. It's the same intelligence we use internally before writing an offer.

What does it cost to work with Aegis as a buyer?

Our buyer's agent commission is paid by the seller in the vast majority of California transactions. There's no fee for our consultation, market analysis, buyer brief, listing alerts, or showings. If a specific property has a different commission structure, we walk you through it before you submit an offer.

Do you cover the whole state, or just the Bay Area?

Aegis is a California-licensed brokerage and we have full MLS access through MLSListings. The Bay Area is our deepest coverage — we've operated there for 23+ years — but we work with buyers across the state. If you're targeting an area outside our hands-on coverage, we'll tell you honestly and may refer you to a vetted partner agent rather than stretch into a market we don't know cold.

How fast can you set up real-time listing alerts?

Same day, usually within a couple of hours of our first call. We need your target cities, price range, must-haves, and deal-breakers. Once those are in, alerts pull straight from the MLSListings IDX feed and refresh every 15 minutes.

Should I wait for prices to come down before buying?

That depends on what your local market is doing — and "the market" is really dozens of submarkets that move differently. We'll show you actual data for your target cities and price band: months of inventory, sale-to-list trends, year-over-year price movement. With that in hand, the wait-or-buy decision becomes a math problem instead of a gut call.

What happens if I'm outbid on a home I love?

It happens, even with strong offers. Our process is built so you have multiple shots — listing alerts, weekly market updates, and an active pipeline of homes matching your criteria. We also conduct a post-mortem on lost offers: was it price, terms, timing, or seller preference? That intelligence sharpens your next offer.

Can I see homes before they show up on the public listing sites?

The MLSListings IDX feed updates every 15 minutes — that's the source of truth, and it's where we pull from. Public-facing search portals re-syndicate that data on their own schedules, which can introduce delay. Our clients see what's on the MLS the moment it's there.
